Drafting is at an hourly rate of $50. Knowing what I am doing enables me to move at a fast rate and without sacrificing accuracy or quality. Time required for completion can be estimated and used to calculate a fixed fee, which shall not be exceeded and will be stated in an agreement.
In some states an architect can review, add to if necessary, and stamp drawings. Stamped drawings are required in New York and Nevada. Only state licensed architects can be used in New York.
In Nevada, plans must be drawn by licensed residential designers or architects, or ostensibly by a contractor, who will be the builder of the project. Registered individuals may not review and stamp plans and will be disciplined, fined, or have licenses revoked, should they do so in Nevada. The Nevada board is very strict and will legally pursue most unlicensed people who hold themselves out to be a design professional. Fines can be in tens of thousands of dollars and jail time may also be imposed for drawing house plans without a license. A person could potentially hire a contractor who can hire any draftsperson he or she chooses which may result in cheaper plans, but a licensed designer/architect may be much more creative and competent than a draftsperson.
It is illegal in Nevada, to review and stamp plans. Therefor, our services are not available to anyone other than a licensed architect or engineer in the state of Nevada.
